MY THOUGHTS: For many home sellers, January can be a rough month. Their properties might have been listed for six to twelve months, and never got a SOLD sign. When February comes around, some houses go back on the market for another chance to sell.
Why didn’t it sell in the first place? The #1 reason is the “PRICE,” plain and simple. The house can be immaculate, but if a Buyer doesn’t feel the price matches the amenities, the location and the condition, the potential buyer will move on to the next home. On the other hand, if a house is for sale “As-Is” (and it hasn’t sold), then the asking price was still too high for the Buyer to calculate repairs, also.
PEOPLE JUDGE A BOOK BY ITS COVER, even though we’re told not to. We all do it, it’s just human nature. So, when a house goes on the market, the “cover” or CURB APPEAL really has to make an impression. If we can’t capture the attention of a Buyer from first glance, we’ve put ourselves in the back of the line.

- PRICE (consult a REALTOR® for the BEST pricing strategy for your property)
- CONDITION (start with Curb Appeal; you HAVE to get people through the door)
- AMENITIES (upgrade the things that matter; concentrate on the Kitchen and Master Bathroom)
- LOCATION (draw attention to what makes your area special. What attracted you to that area? Was it the exemplary schools? Was it the new job opportunities? The shopping?)
