| Imagine moving back into your childhood home – the one with all the memories – and starting your own family there for less than $500 out of pocket. We just helped someone do just that! True Story.  Hello! I hope you’re having a great week so far. I’ve got a story for you that seems too good to be true – but it’s not. Back in 2020, I helped a client buy her very first home. It was a wild time with face masks and hand sanitizer at closing! Fast forward to today: she’s married, has a daughter, and baby #2 is on the way! She needed room to grow, and as it turns out, her parents were ready to pass the torch on her childhood home. We made it happen using a “Gift of Equity.” Essentially, her parents used a portion of their home’s value to cover her down payment and closing costs. The result? She walked away with keys to her childhood home for under $500, and her parents walked away with enough cash to buy their “forever home” outright. This wasn’t just luck; it took the right team. I brought in a brilliant loan officer to structure the deal and a rock-solid title company to keep everything smooth. It’s a reminder that even when the market feels tricky, there are creative ways to make big moves if you have the right people in your corner. How much is my childhood home worth? I grabbed the Avocado Toast and a Bloody Mary while Jennifer went for the Matzo Ball Soup and a glass of wine. We all toasted to the family’s next chapter and to the neighborhoods we love serving. Supporting these local spots is a huge part of why I love what I do – building community one home (and one brunch) at a time. |
