The more information you provide early on, the more accurate your pre-approval will be.

Don’t be fooled by mortgage lenders who do not take the initiative to ask for these documents when you first speak with them. They will use the tactic to make you feel like their loan process is easier than other companies. The truth is, depending on your loan type, most of the documents shown below WILL BE REQUIRED to qualify for a home loan.
- Most recent pay stubs (for the past 30 days)
- Most recent tax returns with W-2’s ( for the past 2 years)
- Most recent bank statements (for past 60 days)
- Most Recent 401-K statement
- Copy of Divorce Decree (if applicable)
- Copy of Bankruptcy papers (if applicable)
- History of where you have lived (within the past 2 years)
- History of where you have employment (within the past 2 years)

As always, you’re encouraged to shop for the loan program that is best for YOU and your budget. Yes, you may choose any other lender who’s not on this list. Just keep in mind, it today’s competitive market, your lender you choose will matter! If more than one buyer has made an offer on the same house, sometimes it can boil down to who the lender is. If a lender has a reputation to not to close on time or has a low approval rating, it can lose the deal.
