HOME LOAN CHECKLIST: Documents to take on your first loan appointment

clipboard-clipart-4Whether you are applying for a home loan in person, over the phone, or online, you will eventually need to supply your loan officer with documentation to help prove your income, your employment, your rent/mortgage history, your debt, and your assets.

The more information you provide early on, the more accurate your pre-approval will be.

Don’t be fooled by mortgage lenders who do not take the initiative to ask for these documents when you first speak with them. They will use the tactic to make you feel like their loan process is easier than other companies. The truth is, depending on your loan type, most of the documents shown below WILL BE REQUIRED to qualify for a Home Loan (list provided by Castle & Cooke Mortgage).

  • Most recent pay stubs (for the past 30 days)
  • Most recent tax returns with W-2’s ( for the past 2 years)
  • Most recent bank statements (for past 60 days)
  • Most Recent 401-K statement
  • Copy of Divorce Decree (if applicable)
  • Copy of Bankruptcy papers (if applicable)
  • History of where you have lived (within the past 2 years)
  • History of where you have employment (within the past 2 years)
