What to Know Before Hiring a Home Inspector
Professional Guidance for Every Buyer – From First-Time to Luxury
Whether you’re purchasing your very first home or upgrading to a luxury estate, a home inspection is one of the most important steps in the buying process. It’s your opportunity to better understand the condition of the property and make informed decisions moving forward.
To help you prepare, here are some essential tips and key things to know before you schedule your home inspection:
📝 1. Have the Property Details Ready
Before reaching out to an inspector, gather the basic details of the home:

Property address

Square footage

Year built

Any unique features that may require special attention (sprinkler system, septic system, multiple HVAC units, pool/spa, etc.)
A copy of the MLS listing (if available) will usually include most of this information. Providing these details upfront helps the inspector give you a more accurate quote and understand what to expect during the inspection.
💳 2. Understand Payment Options
Most inspectors require payment at the time of service. However, some may allow you to defer payment until closing for a small convenience fee. If this is important to you, be sure to ask about payment options when booking your appointment.
⏱ 3. Ask About Report Turnaround Times
Inspection reports are typically delivered within 24 to 48 hours after the inspection.
If you’re in your Option Period, it’s crucial to receive the report at least 2–3 days before your deadline to allow time for review, discussion with your agent, and any needed repair negotiations.
🐜 4. Need a Termite Inspection? Ask Ahead
Some home inspectors are licensed to perform Wood Destroying Insect (WDI) Inspections, which check for termites, carpenter ants, and other pests.

There is usually an additional fee for this service.

If you’re using VA financing, a WDI inspection is required by the lender.
Not all inspectors offer this, so it’s best to ask when scheduling.
📅 5. Scheduling & Communication
Once you’ve selected your inspector:

Schedule your appointment and provide the date/time to your REALTOR®.

The inspector will often coordinate access directly with the listing agent, but always confirm with your buyer’s agent so everyone is on the same page.

Most home inspections last around 2 hours for homes under 3,000 square feet. Larger homes may take longer.
👀 6. Be Present, If Possible
It’s highly recommended that buyers attend the inspection—even if it’s just for the final walkthrough. Seeing potential issues in person provides better context than a written report.
- If you are able to attend, inspectors may ask that you arrive around 45 minutes after their start time.

If you can’t attend, consider sending a trusted friend or family member.

Limit guests to avoid distracting the inspector during their work.

Note: In some cases (e.g., health concerns or COVID-19 policies), attendance may be limited—ask your inspector about their policy.
